Nilloosha Ponnuthurai is a property and commercial lawyer specialising in leasehold law and franchising.

Prior to founding her own practice in 2009, she worked at the Leasehold Advisory service for five and a half years as an in house barrister, where she acquired expert knowledge in residential leasehold tenure.

Nilloosha has now developed her practice to include both residential and commercial landlord and tenant law and complimentary aspects of company law and business law, including franchise law.

Her strength is in understanding her clients’ objectives and developing long term relationships with her clients. She is a strategic thinker, who is focused on delivering the most efficient and pragmatic results to meet the long term needs of the client.

Recent experience

  • Acted in the purchase of freehold under collective enfranchisement involving co-trustees of the freehold in dispute.
  • Acted for a building of 230 flats in acquiring the Right to Manage
  • Acted in the successful appointment of a Manager under S24 of the Landlord and Tenant Act 1987 at the First Tier Property Tribunal
  • Acted in a complex service charge dispute litigation relating to 14 flats in development of over 200 flats.
  • Successfully negotiated the surrender of a commercial lease and avoided forfeiture action for her client.

Nilloosha regularly advises and acts for franchisees in the sale, purchase, and renewal of franchise business and the underlaying commercial premises and funding arrangements. She has acted for Boots Opticians franchisees for over 13 years and Creams Café franchises for over 10 years.
