Jessica Lior (previously Cornish)

I see my role as more than just a solicitor — I’m here to guide, support, and help clients navigate the often complex world of property law with clarity and confidence. I believe legal advice should be practical, accessible, and human. Every transaction tells a story, and I work closely with my clients to ensure theirs unfolds in a way that aligns with their vision and goals.

Jessica qualified as a solicitor in 2011 after studying and training simultaneously. She quickly progressed to partner level at the firm where she trained, and remained there until 2019, when she transitioned to a consultancy career. Jessica specialises in commercial property and has a wide range of transactional property experience.

Jessica advises on all aspects of commercial property, including acquisitions and disposals, lease negotiations, development site transactions, and strategic portfolio growth. She has extensive experience structuring land and lease options, promotion agreements and assisted sales, helping clients navigate complex transactions with a commercially focused and solution-driven approach that works for them long-term.

Known for her straightforward and considered advice, Jessica values clarity and practicality and approaches each matter with a balance of diligence and creativity. Jessica believes that no matter the complexity of the matter, all property transactions require a blend of strategic thinking and adaptability. She works closely with clients to understand their objectives, ensuring legal solutions align with both their immediate needs and long-term ambitions. Whether assisting investors, developers, or business owners, she is committed to delivering solutions that are legally sound and commercially viable. By taking the time to understand what matters most to each client, she ensures that they feel confident that their best interests are being carefully looked after.

Outside of work, Jessica is a therapeutic parent to three adopted children, an experience that has strengthened her patience, adaptability, and ability to manage complexity. She is also a passionate advocate for movement, enjoying weightlifting, running, and the outdoors. As a Cornwall Ambassador, she supports local businesses and communities.
