Spencer West Advises on the Sale of North Laine Brewhouse, Brighton

Spencer West Commercial Property Partner Michael Shapiro has successfully advised the vendor, Gloucester Enterprises Limited, on the sale their Brighton investment property, North Laine Brewhouse with residential flats above, to an SPV within Cervidae, a London-based international real estate investment and development company.

The Property

Located in the heart of the vibrant and culturally rich North Laine district, North Laine Brewhouse is a historic and iconic five-storey property dating back to 1819. The ground and basement floors are occupied by The North Laine Brewhouse, a popular and well-known pub, operating under a subsidiary of Punch Pubs, and the first floor houses a manager’s flat. Above this are eight residential flats, all let on Assured Shorthold Tenancies. The property also features external customer trade space, providing approximately 100 covers fronting Gloucester Place

The Deal

As part of the investment sale, all tenants remain in situ and are  unaffected by the transfer of ownership, ensuring stability for the new owner. The sale demonstrates Spencer West’s expertise in handling complex commercial property transactions, and the deal aligns with its commitment to providing clear, strategic guidance to clients in significant property matters.
